What are the total costing for an estate agency business?

We are looking to buy a Estate Agent franchise, we have a rough idea of costings but we would like some help if anybody has been in this situation and made the jump. What is the expected start up costs, running costs on a low scale and realistic forecast for the first 12 months if possible. any advice or tips it would be greatly appreciated.

What is a VPN?
